Commercial parking lot sealcoating

The same coating as a driveway, applied at a scale that has to be phased around tenants. A lot is sectioned so the property never fully closes, work runs nights and weekends where operations require it, and striping is relaid after the coating cures.

The season is closing. Book before the surface drops below about 50°F.

What the job includes

  • Sectioned, phased application so the property stays open
  • Notice signage and a phased map before the crew arrives
  • Full sweep and power wash, oil spot priming at every parking stall
  • Crack filling before coating
  • Restriping to the existing layout, or a new layout if the stall count or ADA provision needs correcting

When you need it

  • Stall lines are faded enough that drivers are parking inaccurately
  • The lot photographs badly and a tenant is coming up for renewal
  • The surface is grayand porous, so water sits rather than running off
  • You are staging pavement work across a multi-year capital plan

How it runs

  1. Step 1

    Assessment

A free written pavement condition assessment: measured areas, photographed defect log, remaining service life, and a repair schedule split across years.

  2. Step 2

    Phasing plan

The lot is divided so no anchor tenant loses frontage parking on a weekend. You get the map before the crew arrives.

  3. Step 3

    Repair, then coat

Crack filling and patching first. Coating goes down only on a surface that will hold it.

  4. Step 4

    Restripe

Stalls, fire lanes, ADA stalls and access aisles laid back out once the sealer has cured.

Questions about commercial sealcoating

Can a parking lot be sealcoated without closing it?

Yes. Lots are sectioned and phased so the property never fully closes, and work runs nights and weekends where tenant operations require it. Each section is out of service for 24 to 48 hours.

How often should a commercial parking lot be sealcoated?

Typically every one to three years, driven by traffic volume rather than the calendar. Truck routes, dock aprons and drive aisles wear far faster than perimeter parking, and a lot can reasonably be coated on different cycles by zone.

Does striping have to be redone after sealcoating?

Yes — the coating covers the old lines. Restriping is part of the job and it is the point at which a non-compliant layout can be corrected rather than repeated.
