The offer

Free pavement condition assessment

A site walk, measured and photographed, returned as a written report. No charge and no obligation to book work from it.

Written for a commercial reader: measured square footage, a photographed defect log, and line-item budget figures you can drop straight into a capital plan or a board packet.

What the report contains

  • Measured square footage by surface, from a site walk
  • Photographed defect log — cracking, raveling, depressions, standing water
  • Trip-hazard and ADA path-of-travel notes with locations
  • Drainage observations and where water is sitting
  • Remaining service life estimate for each area
  • Repair schedule split into this year, next year, and monitor
  • Line-item budget figures you can hand to a board or an owner

The report is yours regardless of who does the work. If it says the pavement has four good years left, that is what it will say.

Response

What happens after you send an email.

Response windows are the whole product for a commercial account. These are the ones we hold to in writing under a Rapid Response agreement, next to what standard scheduling looks like.

Request types covered by a Rapid Response agreement. Response windows are set in the written agreement.
Request typeRapid Response
Safety hazardOpen pothole, trip hazard, exposed base, blocked fire laneSet in agreement
Service requestNon-urgent defect reported by a tenant, resident or inspectionSet in agreement
Scheduled workApproved repairs placed on the scheduleSet in agreement
Assessment report deliveryWritten condition report after a site walkSet in agreement

Response windows are committed in the written agreement and confirmed per property, because a lot with three tenants and a lot with forty are not the same obligation. Ask for current terms. Sealcoating is always weather-dependent — it goes down when the surface will hold it.

How the agreement works

Cold-weather work

The work that does not stop for winter.

Fall is the right time to assess a commercial lot: damage is visible before winter, and a written report lands while next year’s budget is still open.

Rubberized Crack Repair

Hot-applied rubberized sealant that keeps water out of the base before it freezes.

Pothole Patching

Fast removal of trip and tire hazards, hot or cold mix depending on conditions.

Sawcut Patchwork

Full-depth removal and replacement of failed sections, cut to clean square edges.

Line Striping & Layout

Stalls, fire lanes, ADA stalls and access aisles, laid out to current standards.

Sealcoating is the exception — emulsion will not cure below about 50°F, so it is scheduled for spring regardless of when the report is written. Everything above goes down in cold weather, and water sitting in an unsealed crack through a freeze is what turns a $400 repair into a $4,000 one.

Insurance and registration

Certificates of insurance and Pennsylvania contractor registration are provided on request, with current carriers and limits shown on the certificate itself.

Certificates naming your entity as additional insured are issued on request, with current limits shown on the certificate. If your management company has a required form, send it — we'll complete theirs rather than sending ours.

Answers

Commercial questions, answered.

Do you work with property management companies on multiple sites?

Yes. Multi-property portfolios are priced across the portfolio rather than site by site, and properties scheduled in the same window share a single mobilization charge. Single-season and multi-year terms are both available; current rates and thresholds are quoted after the site walk.

What paperwork can you produce for our vendor file?

Certificate of insurance with additional insured endorsement, current W-9, Pennsylvania contractor registration, commercial references with contact permission, safety data sheets for every material, and a redacted sample condition report. Ask and we will send the file.

Can asphalt work be done in winter?

Some of it. Sealcoating cannot — the emulsion needs sustained surface temperatures above roughly 50°F to cure, so it waits for spring. Rubberized crack sealing, pothole patching and full-depth sawcut repair all run through the winter, and winter is when freeze-thaw does the damage that makes them necessary.

How do you schedule around tenants and residents?

Lots are sectioned so the property never fully closes. Work runs nights and weekends where tenant operations require it, and we provide notice signage and a phased map before the crew arrives so you can circulate it in advance.

Is the condition assessment really free?

Yes — no charge and no obligation. You receive a written PDF report after the site walk, and it is yours whether or not you hire us. If the pavement has years of life left, the report says so.

What areas do you cover?

Delaware County and Chester County, Pennsylvania. Sites outside that footprint are considered case by case, usually when they are part of a portfolio that is mostly inside it.
